Glass Repair in North Vancouver, BC

North Shore weather is hard on glass. We repair and replace windows and doors across North Vancouver — from Lower Lonsdale condos to view homes above the highway.

Glass that stands up to North Shore weather

North Vancouver gets some of the heaviest rain in Metro Vancouver, and wind-driven rain finds every weak point — a failed seal, a cracked pane, putty that gave up years ago. The result is usually one of two calls: a window fogged between the panes, or water showing up where it has no business being.

Both are usually fixable without replacing the window. Failed sealed units come out and new ones go in; loose or cracked panes get reglazed properly with fresh sealant. Fall windstorms rolling down Burrard Inlet and Indian Arm bring a run of broken-pane calls every year, and we staff up for them. Our window glass repair service explains what's involved, and we'll tell you honestly if a frame is too far gone to save.

Big picture windows, bigger views

The character homes climbing the hill — Upper Lonsdale, Delbrook, Lynn Valley, Boulevard — often have living-room picture windows framing the mountains or the harbour. Replacing a pane that size is careful work: the right thickness, tempered or laminated glass where the location calls for it, and glazing that stays watertight through a North Shore winter.

Many owners take the chance to upgrade from single pane to a sealed double-pane unit at the same time. You keep the original sightline and trim, and the room gets noticeably warmer — a real difference in a house that faces the weather. Plenty of North Vancouver's mid-century homes were designed around the view, so getting the replacement glass right matters. We handle the removal and disposal of the old glass too, and you can see how these turn out in our project gallery.

Condo glass in Lower Lonsdale and beyond

Lower Lonsdale's towers and mid-rises run on strata rules, and we're used to them — insurance certificates, elevator bookings, permitted work hours, notices to neighbours. The usual jobs are balcony doors, bedroom windows and sealed units that have clouded over, and we coordinate with your property manager directly so you don't spend the week playing messenger.

The same goes for the newer buildings along Central Lonsdale and Marine Drive, and the Shipyards district down at the water. If the building has rules, we've probably worked under them before — and if several units in your building are fogging at the same age, we can quote them together.

Deck and patio doors, from Deep Cove to Edgemont

Half the living space in a North Van home is outside, which means the sliding door to the deck works hard all year. Damp weather wears out tracks and seals, and eventually the glass itself follows — a fogged unit, or a panel shattered by a stray stone or an enthusiastic dog.

We replace patio door glass with tempered safety panels cut to size, and we're out in Deep Cove, Edgemont, Lynn Creek and everywhere between most weeks — the City and the District alike, cottages and family homes included. While the door is apart, we look over the track hardware so everything runs smoothly when we're done.

Storm damage and after-hours calls

A branch through the bedroom window at midnight, a door panel that lets go on a Sunday — glass keeps its own schedule. Someone answers our emergency glass repair line 24/7 — dial (778) 785-1365 and we'll board up the opening the same night if that's what it takes, then return to install the new glass once it's ready.

Estimates are always free, a standard window glass replacement usually comes out in the low hundreds, and you'll get an exact number before work starts. Want a second opinion on us first? Our reviews page has comments from homeowners across North Vancouver and the rest of the North Shore.

Common Questions

Frequently asked questions

Can you work when it's raining?

Usually, yes — much of the work happens from inside or under cover, and ordinary rain doesn't stop us. For exterior reglazing we watch the forecast, and in truly heavy weather we'll secure the opening and return as soon as it's safe to glaze properly.

Can you replace a large picture window in an older home?

Yes. Big panes need the right glass thickness and sometimes tempered or laminated glass depending on location, and we handle the measuring, safe removal and disposal. If you want double-pane glass while keeping the original frame and trim, we can usually do that too.

Do you service Deep Cove?

We do — Deep Cove, Dollarton, Roche Point and the whole District, along with the City of North Vancouver. Bridge traffic is a fact of life, so we book North Shore runs in blocks and give you an arrival window we can actually keep.

How do you handle strata approvals in Lower Lonsdale?

We deal with the property manager directly: written quote, proof of insurance, elevator booking and any notice the building requires. You approve the price and we handle the paperwork — most strata jobs run exactly like a house call once the booking is set.
