Downtown, West End and Yaletown: high-rise glass
Tower living means a lot of glass — floor-to-ceiling windows, balcony sliders, and sealed units that start to cloud as buildings pass the twenty-year mark. Most of our downtown work is exactly that: swapping a failed sealed unit inside the existing frame, so no one is opening up a curtain wall to solve a foggy window.
Building access is the part that trips up contractors who don't do this daily. We book the service elevator, lay protection through the lobby and hallway, work inside your strata's permitted hours, and send the quote and insurance certificate to the property manager up front. If several units in the building have fogged at once — and they usually do, because they were all glazed the same year — we'll price them as a batch, which brings the per-window cost down for everyone.
Kitsilano, Mount Pleasant and the East Side: character homes
West of Burrard and east of Main you're mostly dealing with houses built between 1910 and 1960: wood sash windows, single panes, the odd piece of leaded or textured glass, and openings that have shifted a few millimetres out of square over a century.
Those don't take a catalogue window. We measure the opening as it is today, cut glass to that template, and re-putty or re-bead the sash the way it was originally built. Patterned and obscure glass in bathrooms and stair landings can usually be matched, and where a sash is deep enough we can fit a slim sealed unit into an old frame — a real improvement in warmth and noise without losing the look of the house. Chinatown, Gastown and Main Street: storefront glass
Retail glass on the east side of downtown takes a beating, and a broken storefront is a business that can't open. We handle both halves of that: secure it tonight, glaze it properly as soon as the tempered panel is cut.
Recent work includes a full entry replacement on a Chinatown community building — the doors came in boarded and sheeted in plastic after a break-in, and went out with new tempered glass in the original frames. That's the usual arc for commercial jobs: a temporary board-up the same night, exact measurements taken while we're there, and the finished glass in within a few days. We're used to booking the service elevator, working within strata hours, protecting common areas on the way in, and handling glass on upper floors safely. Can you replace glass in a heritage or character home in Kitsilano or Mount Pleasant?
Yes. Older Vancouver homes often have wood sash windows, leaded or patterned glass, and openings that aren't square any more. We template the actual opening rather than assuming a standard size, and we can match patterned and obscure glass or fit a modern sealed unit into an old frame where the sash allows it.
How quickly can you reach Gastown or Chinatown after a break-in?
Usually within a couple of hours, day or night. Our emergency line is answered 24/7. The first visit secures the opening with a proper board-up so you can lock up and reopen; the glass is measured at the same time and installed as soon as it's cut.
Is parking a problem on jobs downtown?
