Do I need tempered glass in my window?
It depends where the window is. The BC Building Code requires safety glazing in and beside doors, in bathrooms, and in panes that sit close to the floor. We identify what the original glass was — there's usually an etched stamp in the corner — and replace like for like, or upgrade if the original didn't meet current code.
Can you replace glass in a wood sash or heritage window?
Yes. Older Vancouver homes often have wood sash windows with putty-glazed single panes, and openings that have shifted out of square over the decades. We template the actual opening rather than assuming a standard size, and re-putty or re-bead the sash the way it was originally built.
When the Whole Window Has to Come Out
Most jobs are glass-only. But when a frame is rotted through, racked out of square, or the sash no longer holds a seal, new glass in a failing frame just buys you a year. In that case we supply and fit the complete unit — measured to the rough opening, not to a catalogue size.
The sequence is the same every time: the old unit comes out, the opening is cleaned back and checked for water damage, the new window is set, shimmed and levelled, then sealed and finished inside and out. Large picture units are set with suction lifters so the glass is never carried by its edges.

Which Glass Does Your Window Need?
Not all replacement glass is interchangeable, and the difference matters for both cost and code. Annealed is standard float glass — fine for a mid-wall window, and the cheapest option. Tempered is heat-treated safety glass that crumbles into blunt pebbles; it's required near doors, in bathrooms, and in any pane close to the floor. Laminated bonds two sheets to a plastic interlayer, so it holds together when struck — the choice for security, noise and ground-floor exposure.
On top of that sit the coatings: low-E reflects heat back where it belongs and is standard on modern sealed units, while tinted and obscure glass handle glare and privacy. We match whatever your existing window has so the repair doesn't stand out from the pane beside it.
Look for a small etched stamp in a corner of the glass — that marking tells us the type and thickness, and photographing it saves a site visit before we quote.
