Why view glass fails sooner on this side of the city
Homes along the Point Grey slope are built to face west and north-west, which is exactly the exposure that punishes a sealed unit. Long afternoon sun heats the cavity and the gas inside expands; overnight it cools and contracts. Repeat that thousands of times, add salt-laden air off the water and driving winter rain on an unsheltered elevation, and the perimeter seal eventually loses its grip.
Once it does, moisture gets into the cavity and the unit fogs, streaks or develops a permanent haze that no amount of cleaning touches. It is not a cleaning problem and there is no repair that restores a failed unit — the sealed unit gets replaced, and in the great majority of cases the frame stays exactly where it is. When we replace view glass we will usually recommend matching or upgrading the low-E coating rather than dropping in plain clear glass. On a west-facing wall it makes a real difference to how the room feels in July, and it costs little more at the point of ordering.
Oversized units and awkward openings
The panes here are big. Picture windows spanning a whole living room, glass walls onto terraces, stacked units on second and third storeys facing the water. Plenty of shops will not quote them, because handling a unit that size safely needs the right lifting gear and enough hands.
We measure oversized units on site, order them made to size, and plan the install around access before the glass arrives — suction lifts, hand-carry routes through the house, or a lift where the opening cannot be reached any other way. The steep lots and long stair approaches common between the Jericho slope and the UEL are part of that planning, so mention them when you call.
Where a window wall is made of several units and only one has failed, we replace that one. There is no need to redo the whole elevation.

Frequently asked questions
How do I know whether it is a failed seal or just condensation?
Wipe both faces of the glass. If the haze or moisture is still there, it is between the panes and the seal has failed. Condensation you can wipe away is sitting on the room-side surface and is a humidity and ventilation issue, not a glass fault.
Can you replace one pane in a large window wall?
Yes. Each sealed unit is independent, so a failed or broken unit is measured and replaced on its own while the rest of the wall stays untouched. We match the existing glass thickness, tint and coating so the elevation still looks consistent.
Should I upgrade to low-E or solar control glass on the west side?
On a west or south-west facing room it is usually worth it. Low-E coatings cut heat gain and glare noticeably for a small addition to the glass cost, and since the unit is being made to order anyway there is no extra labour involved. We will quote both so you can compare.
How long does an oversized custom unit take?
Standard sizes are typically a few business days from measuring. Oversized, laminated, tinted or heavily coated units are specialty orders and take longer — we give you a date at the measuring visit rather than a guess on the phone.
Can you reach windows on a steep lot or upper storey?
Almost always. We plan access before the glass arrives — suction lifts, hand-carry routes through the house, or a lift where nothing else will reach. Tell us about the driveway, stairs and setback when you book so the right gear is on the truck.
What warranty and insurance do you carry?
Sealed units carry a 10-year warranty against seal failure, and our workmanship is warranted for one year from installation.
