When balcony glass shatters and nothing hit it
It is one of the more alarming calls we get. Nobody touched the panel, there was no impact, and a balcony railing has gone from intact to a sheet of small cubes with a bang. This is a known behaviour of toughened glass rather than anything you did.
Tempered glass can contain microscopic nickel sulphide inclusions left over from manufacture. Under the internal tension that gives tempered glass its strength, an inclusion can slowly change state over years and eventually trigger the whole panel to break at once, often on a hot day. It is uncommon, it is not predictable, and it is the reason the cubes are harmless compared with the daggers a plain glass panel would have produced.
Practically, the panel is replaced. What matters is getting the opening made safe immediately, because a missing railing panel on a balcony is a fall hazard. Strata, building management and who pays
In a tower, the first question is rarely technical. It is whether the glass is your responsibility or the strata's. Balcony railings and exterior windows are commonly common property while everything inside the suite is yours, but bylaws differ building to building and there is no universal answer — your strata council or property manager will know how yours is written.
We are used to working either way. We can quote to an owner, to a strata council, or to a property management company, and we invoice whoever the strata directs. Invoices itemise glass type, thickness, dimensions and labour separately, which is the format councils and insurers ask for. If a council needs a written scope before approving at a meeting, we will provide one.
Building access is the other constant. Most downtown towers want the loading bay booked, elevator pads installed and a certificate of insurance on file before anyone brings glass through the lobby.
